Project Description:
Work Summary: The Project consists of construction of the renovation of the third floor of an office building and the replacement of exterior doors and windows. The work includes but is not limited to the following: demolition of existing doors, windows, finishes, brick veneer, metal framing, plumbing fixtures and electrical fixtures. New renovation includes new aluminum windows, aluminum storefront, hollow metal doors and frames, glazing, metal framing, gypsum wall board, ceramic tile, acoustical ceilings, carpet tile and rubber base, paint, signage toilet partitions, toilet accessories, vertical blinds, plumbing fixtures, HVAC devices and equipment and electrical systems and equipment.
 
Base Bid: Window and exterior door replacement. The existing windows and exterior doors of the building will be replaced with new impact resistant windows and glazing. The work includes but is not limited to the following: demolition of existing doors, windows, finishes and brick veneer. New renovation includes new aluminum windows, aluminum storefront, hollow metal doors and frames, glazing and vertical blinds.

Alternates: The Construction Documents also include certain Alternates which may or may not be included as part of the Work at the COUNTY’S option. These alternates are listed in Section 012300 Alternates of Division One Specifications. The alternates are summarized as follows:

A. Additive Alternate No. 1: 3rd Floor interior renovations and the installation of HVAC Condensing Unit Vibration Eliminator. Add all interior renovations to the 3rd floor and install HVAC Condensing Unit Vibration Eliminators as indicated in the Contract.

B. Additive Alternate No. 2: 1st Floor ADA Toilet/Break Room Renovation. Add all interior renovation work for the accessible toilet and Break Room on the 1st Floor as indicated in the Contract.
Sequence of Construction and Phasing: The building must continue to be in operation during the entire duration of construction. The construction work must be properly sequenced and phased in order to accommodate the Users’ temporary/permanent moves and/or continued occupancy of existing facilities. The sequence of work must allow for occupied areas to be vacated before renovation can begin in those areas. The Contractor shall coordinate systems start‐up and completion of each phase as necessary to accommodate Users’ occupancy. No later than one month prior to Substantial Completion dates of the various phases, the Contractor must begin move‐in coordination for the User Agencies.

The Project must be completed in 3 Phases as described below. As part each Phase, the CONTRACTOR must prepare the designated areas for temporary occupancy by Users. This includes moving of cubicles and filing cabinets, dust/construction barriers, temporary hallways, demolition/temporary walls.

Phase 1 Work consists of all work identified in as “Base Bid”.

Phase 2 work consists of all work identified in Additive Alternate No. 1 (if awarded).

Phase 3 work consists of all work identified in Additive Alternate No. 2 (if awarded).

All Work must be sequenced in close coordination with County staff and the County Project Manager and must minimize disruptions of operations. At completion of each Phase of work, the CONTRACTOR must allow for at least a 4 week time for the occupants to complete re‐location to their temporary or permanent locations.
